Property is the one sector where a website is the shop floor. Nobody views twelve apartments in person to shortlist three. They shortlist on a screen, and what they shortlist on is a list that loads fast, filters properly and does not offer them a unit that sold last month.
What decides whether they get in touch
- Availability that reflects reality, because a sold unit still listed costs you the enquiry and the trust
- Filters that answer how people actually choose, meaning floor, view, size and stage of construction
- Floor plans and documents that open on a phone without a download
- One enquiry button per unit, routed so it reaches a person the same hour
- Language versions for the countries your buyers actually come from
A listing is an offer, and offers are regulated
Across the EU, price and availability shown to a consumer are held to advertising and unfair-practice rules, and several countries add rules of their own for property. That is a reason to build the listing so it can be updated by you in seconds, rather than to rely on someone remembering to email the developer.
What is usually wrong
The common one is a PDF price list, updated by hand, linked from a page built two years ago. By the middle of the sales phase it disagrees with reality, and the sales team spends the day answering questions the site should have answered.
How you know it works
Measured by the share of enquiries that name a specific unit, and by the time from enquiry to first reply. Both move within weeks, unlike traffic, which moves in months.

The task. In the closing phase of a premium seaside development, a listing covered in "Sold" labels told buyers that the good units were gone, and the bounce rate climbed accordingly.
What I did. I rebuilt the listing to show only what was still available, described each unit by the criteria buyers actually filter on, such as sun orientation and layout, and put a one-click enquiry on every apartment.
Measured by. Bounce rate and time to sale per unit, GA4 plus the client sales records.
